A full gut renovation is a comprehensive transformation of a residence, where interiors are meticulously stripped down to the structural elements, allowing for complete reimagining of space, flow, and function. This is typically where all walls, electrical, plumbing, HVAC, floors, lighting are removed – and you start from scratch. Unlike a standard (or select, or surface) renovation that refreshes pre-existing features, a full gut creates the opportunity to not only rethink the way a home looks, but how it works.
No two projects are the same – and so the timeline for a full gut renovation is highly tailored to the residence, design complexity, and level of customization. For an architecturally significant home (townhouse / large single family home), this process can take a year or more, ensuring that every structural and aesthetic decision is executed with precision. For apartments or condos, the complexities are lessened and so shorter timelines are feasible. We recommend speaking with an expert to get an estimate on timelines.
The cost of a full renovation in New York City varies widely depending on the scale, building type, and level of craftsmanship. For a residence that demands impeccable design, fine materials, and masterful execution, investments will increase with the level of customization and structural work required. (This does not really answer the question at all – We could end with a “Typically, expect to spend no less than 400/square foot. – or something like that)”.
Determining whether to gut or rebuild hinges on the architectural significance of the existing structure, zoning considerations, and the extent of transformation desired. In many cases, preserving and enhancing a home’s original framework allows for a more seamless integration of modern luxury while maintaining historical character. However, when structural limitations exist, a ground-up rebuild may provide greater flexibility for a truly bespoke residence.

Of course! If the work is limited to the interior of the building, as most gut renovations are, this typically does not represent much of a challenge. If the work includes the replacement of windows or new mechanical that affects the exterior – we will need to work with the Land Preservation Committee for their approval as well as go through the usual permitting process with the Building and DOB.
