Sophisticated Luxury Apartment Gut-Renovation

A sophisticated urban residence where natural materials and thoughtful design create a dialogue between interior comfort and metropolitan views.

This comprehensive apartment gut-renovation transformed this  high-rise home into a refined sanctuary above the city. The design philosophy centered on the interplay of rich, natural materials with strategic contrasts that define distinct living zones while worked to open up the visual flow throughout the space.

At the heart of the design, dramatically veined marble surfaces anchor the kitchen and dining areas, their organic patterns creating a bold counterpoint to the deep-toned cabinetry. Black-stained oak millwork provides a grounding element throughout the living space, while warm herringbone floors offer textural warmth underfoot. The integration of natural brass fixtures and hardware adds a layer to complement the darker tones .

Strategic placement of mirrors throughout amplifies these vistas, effectively using the urban landscape as art.

In the living spaces, carefully curated furnishings in soft, organic forms create an atmosphere of relaxed sophistication. Sculptural seating, textured fabrics, and contemporary lighting fixtures balance the harder architectural elements.

The concealed powder room reveals the design’s attention to intimate moments. Here, dark plaster walls create a cocoon-like atmosphere, allowing the extraordinary marble sink and natural brass fixtures to command attention.

Throughout the apartment, the design strikes a delicate balance between bold architectural moves and livable comfort, creating a home that celebrates the city that it is in while creating a private retreat where natural materials, considered contrasts, and spectacular views come together to create something truly special.

Sophisticated Luxury Apartment Gut-Renovation

In Chelsea, we’re taking on an exceptional project that combines historic preservation with modern luxury living. At its core, this project merges two townhouses from 1845 into one remarkable family home, transforming them while carefully preserving their historic character.

The design brings together past and present, incorporating contemporary elements inspired by art deco alongside the buildings’ historic features. We’ve built our design around natural materials, using a thoughtful mix of stone, metal, wood, and varied textures, complemented by indoor plantings that add life and warmth to the space.

This project comes with some fascinating challenges. The property sits in the new FEMA flood zone, requiring us to incorporate modern flood protection while maintaining the buildings’ historic integrity. We’re working hand-in-hand with the Landmarks Preservation Commission to ensure our modifications enhance the architectural heritage while meeting today’s safety standards.

Through a carefully planned rear extension and roof addition, we’re expanding the space to approximately 9,000 square feet. The renovated home will include a chef’s kitchen perfect for both serious cooking and entertaining, five well-appointed bedrooms, and a wellness area with a gym and spa. For leisure, there’s a home cinema and game room, plus a dedicated floor for a home office that offers a professional setup without feeling corporate.
The project strikes a careful balance between old and new, preserving original architectural details while bringing the space firmly into the present. We’re adding energy-efficient systems and sustainable materials throughout. The result will be one of New York’s most unique homes – a perfect blend of historic charm, modern comfort, and smart technology.
