Understanding Design-Bid-Build

Design-bid-build has long been the standard approach in architectural projects, and it continues to serve many projects well. In this traditional method, we complete the design phase first, then prepare detailed bid documents that qualified contractors use to submit competitive bids. After careful evaluation of these bids and selection of a contractor, construction begins.

This time-tested approach works particularly well for clients who prioritize competitive pricing and want to explore multiple contractor options. The sequential nature of design-bid-build provides clear separation between phases and allows for thorough evaluation of different construction approaches. Many of our high-end apartment renovations have been successfully completed using this method, especially when our clients want to ensure they’re getting the most competitive market pricing.

Understanding Integrated Project Delivery: A Modern Approach

The world of luxury residential architecture has evolved, and so have project delivery methods. Integrated project delivery represents a more contemporary approach that brings contractors into the project team from day one. For our high-end Manhattan projects, this means having construction expertise at the table during design development. This early collaboration is particularly valuable when dealing with larger complex projects such as townhouse conversions that include structural modifications, excavation work, or additions.

The integrated approach proves especially beneficial when working on projects with significant architectural challenges. For instance, when undertaking a townhouse renovation that involves extensive structural work, adding floors, or incorporating complex mechanical systems, having the contractor’s expertise during the design phase becomes invaluable. Their early input helps us develop innovative solutions for challenging structural conditions while maintaining the project’s ambitious quality standards and managing risk effectively.

The other tangible benefit is time. Bidding is a time consuming phase of the project, that this having a contractor on board allows construction to start as soon as permits are available – typically shaving at least a month if not more off the process. 

It also lessens the chance of misunderstandings and issues on site.  Since the contractor has been involved in the design process – they will know the project intimately, allowing for high-end execution with fewer conflicts and change orders.

While design-bid-build offers the advantage of competitive bidding and clear phase separation, integrated delivery excels at managing complex architectural and structural challenges through early collaboration.
